Congratulations on your conditional eligibility determination with The Winnebago Homebuyer Program. This webpage provides you with access to program forms and information as you continue to move towards becoming a homeowner.

Approved Homebuyer Guides and Forms

- Credit Score: The Winnebago Homebuyer Program requires a credit score for each household adult. This document can be submitted directly to our program by your lender. Please provide the Credit Score Request Form to your lender.

- Minimum Homebuyer Investment: Homebuyers are required to invest a minimum amount of funds into the home purchase transaction. Review the Minimum Contribution Guide to determine your required investment. These funds must be from you, and can not from a third party outside of your purchasing household. Please note your lender and the particular home you decide to pursue may require an investment from you that is greater than our minimum amount.

- Purchase Offer Addendum: Your home must be inspected and approved by The Winnebago Homebuyer Program prior to final commitment of funds. To help ensure we are granted access to inspect the home, and to help you recover any earnest funds should the home fail our inspection, the homebuyer should include the Purchase Offer Addendum with your initial home purchase offer. A signed copy of this form is returned to the Winnebago Homebuyer Program along with the accepted offer.

- Home Search Guide: You are strongly encouraged to review the short Home Search Guide as early in your home search process as possible.

- Home Inspection Guide: It is important for you to understand the different inspections that will take place at the home you are seeking to purchase. Please read through the Home Inspection Guide before placing an offer on a home.

- Guide for Real Estate Professionals: If your Real Estate Agent wants to know more about the program or is asking questions that you don't know, share the Guide for Real Estate Professionals, which provides an overview of how the program works and how it can support a purchase.

- Closing the Deal Guide: It is important for you to understand the different inspections that will take place at the home you are seeking to purchase. Please read through the Closing The Deal Checklist before placing an offer on a home.

- Lender Documents: This important form lists the documents needed from your lender. Please share the Lender Documents List with your lender as soon as you have an accepted offer on a unit.

- Home Insurance Requirement: The Winnebago County Housing Authority must be listed as an insured lender party on your homeowner's insurance policy. This willl not increase your costs. Please share the Home Insurance Requirements Guide with your insurance representative when you complete your home insurance purchase before closing.
